Who You Partner With Matters: Congratulations, Heather Lefebvre, on a $37.1 Million Hillsboro Mile Sale
Heather Lefebvre represented the buyers on a $37.1 million Hillsboro Mile sale. What our File Integrity Audit catches, and why the agent leads.
FROM THE H.O.M.E. DESK · Michelle Martinez
The file closed in October.
A few days later, the sale was in The Real Deal: $37.1 million for an oceanfront estate on Hillsboro Mile, in Broward County. If you know that stretch of A1A, you already know why the number makes sense. It's one of Broward's priciest residential sales this year.
And on the buyers' side of that deal was Heather Lefebvre.
Heather is the founder of Ocean Area Living and a broker associate with Adache Real Estate in Pompano Beach. She has been working South Florida's waterfront for more than two decades. On a file like this one, you can feel every one of those years.
So first things first.
Congratulations, Heather. This one was earned.
Why Heather leads every conversation
On our luxury files, the agent is the only voice the client hears.
Clients at this level hire their agent for judgment, discretion and a relationship they trust. They hired Heather. So we don't send her clients "transaction updates" or loop them into a team inbox.
We work behind her instead. We keep the dates, the documents and the people on track, and we hand Heather what she needs before she needs it. She decides what her clients hear and when.
That's the line I come back to on every big file: the agent is the voice, and we're the structure behind it.
What a luxury file actually asks for
I've been in this business since 1995. I spent 2015 to 2019 working in luxury, and I still keep our luxury files on my own desk. Here's what I've learned: a $37 million file isn't a $400,000 file with more zeros. It has more moving parts, more people and less room for a loose end.
That's where our File Integrity Audit comes in. Every file we take on gets one.
Think of it as a second pair of eyes. We review the file against the contract and note anything that needs a look. Then we bring those items to the people who own them, in this case Heather and the closing attorney, for their judgment and next steps.
We don't make those calls, and we don't quietly fix things ourselves. Florida's licensing rules are clear about who decides, and it isn't the TC. (FREC doesn't leave much room for interpretation there - lol.)
Heather even said to me, "Wow, you catch so many things."
That's the job. Catch it early, say it plainly, and let the right person own it.
Because that's the other half of the Hometown TC difference: we're all about people owning what they need to own. The agent owns the client. The attorney owns the legal work. Title owns title. We make sure everyone has what they need, when they need it, so nothing surprises anyone at the closing table.
Why who you partner with matters
Here's the truth about big transactions. The client sees the agent. They don't see the dozens of dates, documents and confirmations sitting behind the agent.
When those are handled, the agent gets to do what only the agent can do: advise, negotiate and take care of the client.
When they're not handled, the agent spends their best hours chasing paperwork.
This closing was predictable, collaborative and transparent from start to finish. Everyone did their part for the good of the buyers.
So a big thank-you to Chris Ema and the team at Maclean & Ema, who guided the legal side with real care. And to Marco Terminesi and the listing side for a smooth, professional partnership.
Thirty years in, I can tell you the biggest closings rarely come from one person doing everything. They come from people who know their role and do it really well, together.
That's teamwork, Hillsboro Mile style. (Ocean view not included for the TC - lol.)
To Heather
Thank you for trusting us with this one.
Watching a seasoned broker associate run a file of this size is a reminder of why I love this work. The standard is the standard, whether the price is $400,000 or $37.1 million. Heather lives that.
